No flights, no leave to apply for, no three-day drive. Karjat is close enough that a weekend is actually a weekend, and far enough that the air, the noise and the pace are not the ones you left behind.

An easy morning out Leave after breakfast and you are here before lunch. Out past Panvel and onto the expressway corridor, and since the Missing Link opened in May 2026 the ghat crawl is gone. Nobody arrives frayed.
Nowhere to be, nobody else around The pool is yours, not shared with forty other guests. The cook handles the meals, so the day is about the people you came with. Cards on the terrace, a long lunch, the kids in the water, whatever the group actually wants.
Air that is not the city’s The valley is green, the nights are quiet and the sky is dark enough to see. In monsoon the whole place runs with water and the terrace is the best seat in it. You go back on Sunday having actually been somewhere.

About the villa

House of Dawn sits in Kothimbe, on the Karjat side of the Sahyadris, inside a private walled compound reached by its own road. The gate is manned. The only people on your side of the wall are the ones you brought with you.

Five bedrooms, a king bed in every one and a bathroom to each. A home lift reaches every floor, which matters if you are travelling with older parents. Outside there is a private pool, a landscaped garden inside your own wall, and a pergola-covered terrace that catches the last of the light.

A cook is on site, so nobody spends the weekend in the kitchen or driving out for groceries, and a caretaker stays on the property overnight. The house goes to one group at a time. No reception, no other party, no shared pool.

What does it cost?
Rates move with the season, the day of the week and how many of you there are, so we quote per stay rather than publish one number. Send your dates through the form above or on WhatsApp and you will have the rate back in a couple of minutes.
Do we get the whole villa?
Yes. One group takes the entire house. There is no other party staying, and no shared rooms or shared pool.
How many people can stay?
Ten comfortably, which is the number the house is sized for. Fifteen is the maximum, with some doubling up. There are five bedrooms, each with a king bed and its own bathroom.
Is food included, and can we have veg or non-veg?
A cook is on site and meals are prepared for you. You do not shop and you do not bring groceries. Tell us whether your group is vegetarian, non-vegetarian or a mix when you enquire, and we will confirm what the kitchen can do and exactly what is covered in your rate along with the quote.
Is the pool heated?
No. The pool is private to the villa for the length of your stay, but it is unheated, so it is at its best in the warmer months.
Can we celebrate? Is music allowed?
Birthdays, anniversaries and corporate offsites are all welcome, and we will set up for the occasion if you tell us what it is. Music is fine until 11 pm, after which we ask you to bring it indoors and keep it down.
Can we bring pets?
No. We are not able to take pets at the villa.
Are unmarried couples allowed?
Yes. All we ask is valid photo ID for every adult at check-in.
Smoking and alcohol?
Alcohol is permitted, bring your own. Smoking is outdoors only: the terrace, the garden and the poolside are fine, inside the house is not.
What are the check-in and check-out times?
Check in from 2 pm, check out by 11 am. Either can sometimes flex depending on the booking before or after yours, so ask when you enquire.
Is anyone there during the stay?
Yes. A caretaker is on the property through the night, every night, and the cook is on site. You have the house to yourselves, with someone to call on.
How far is it, and how do we get there?
About ninety minutes from Mumbai on the expressway corridor. Most groups drive out on Saturday morning and are in the pool by noon, though a Friday night arrival works too. There is parking inside the compound for five cars. Directions go out with your booking confirmation.
Who runs the villa?
